Better decisions through clearer information
Technology supports the management process — it does not replace human oversight. Every property still has a person who knows it, walks it, and answers for it.

In development: owner financial projections
We are building enhanced owner reporting that pairs property financials with forward-looking projections and clearly stated assumptions — so owners can plan ahead, not just look back.
Transparent Pricing
One flat rate: 7% of collected rent
Residential and commercial, whatever condition the property is in. If it needs work, we take that on — stabilizing your property is how we earn the long-term relationship.
Ongoing management
Based on rent actually collected, not scheduled rent. $100 monthly minimum. No onboarding fees, no tiers, no surprises.
7%of collected rent
Residential
- Tenant placement30% of first month’s rent
- Annual inspection$100 / unit
Commercial
- New lease3% of total lease value
- Lease renewal1% of renewal lease value
That’s the whole list
- No onboarding fees
- No maintenance markups
- No fees on uncollected rent
Every fee we charge is published on the pricing page. Properties that need initial work pay the same rates as any other property — we’d rather invest in stabilizing your property than charge you extra for it.
Our Commitments
Easy to leave. Built so you won't want to.
We'd rather earn your business every month than hold it with a contract. These commitments are written into the management agreement.
Month-to-month agreement
No long-term contract locking you in. Stay because the management is working, not because an agreement says you have to.
No cancellation fees
If you decide to leave, you leave — with written notice and no early-termination penalty. Terms are stated plainly in the management agreement.
Re-leasing support
If a tenant we placed leaves within the first twelve months of the lease, we find a qualified replacement at no additional placement fee.
How It Works
From first contact to fully managed
Getting started is deliberately simple — the heavy lifting is ours, not yours.
Tell us about your property
Two minutes with the inquiry form — name, contact, and the property's basics. No documents needed to start.
Get your proposal in one business day

We handle the takeover
Whether you're switching managers or onboarding directly, we coordinate the transition — leases, records, keys, deposits, and tenant notification.
Value Enhancement
Property-specific recommendations based on the surrounding market
Each property is evaluated against the buildings it actually competes with — nearby properties, comparable rental inventory, local tenant expectations, and current market rents — alongside its own condition, positioning, amenities, curb appeal, building systems, and leasing performance.
