Month-to-Month Agreement
No long-term contract. Ever.
Our management agreement runs month to month from day one. We have to re-earn your business every month — you stay because the management is working, not because a contract says you have to.
No Cancellation Fee
Leaving costs you $0.
If we're not the right fit, you leave with simple written notice. No early-termination penalty, no exit fees, no fine print. Terms are stated plainly in the management agreement.
12-Month Re-Leasing Commitment
You never pay twice for one placement.
If a tenant we placed leaves within the first twelve months, we re-lease the unit and waive the residential tenant-placement fee (30% of first month's rent) entirely. Our screening has to hold up — or the re-leasing is on us.
$3,000 Eviction Protection Plan
We cover the legal costs if it comes to that.
In the rare case that we need to evict a JDW Management-placed resident, we'll cover court costs and legal fees up to $3,000.

What is the tenant-placement fee?
Residential tenant placement is 30% of the first month's rent. It covers the leasing process from preparation and photography through screening and move-in.
Do you manage Los Angeles RSO properties?
JDW Management does not currently accept Los Angeles properties subject to RSO (Rent Stabilization Ordinance) requirements.
