Emergencies

For property emergencies that cannot wait — active flooding or major leaks, no heat in winter, sewage backups, or a failure that is actively damaging the property — call our after-hours line at (657) 478-9668, any time.

If there is an immediate threat to life or safety — fire, a gas smell, or a medical emergency — call 911 first. For suspected gas leaks, leave the property and contact your gas utility. Non-urgent maintenance should be submitted through the resident portal so it is documented and tracked.

How do I contact management?

Use the Contact Management button above or the contact page. For account-specific matters, messaging through the resident portal keeps everything documented.

What qualifies as an emergency?

An emergency is a condition that threatens safety or is actively damaging the property — active flooding, sewage backups, no heat in winter, or similar failures. Call our after-hours line at (657) 478-9668 for these. If there is immediate danger to life — fire, a gas smell, a medical emergency — call 911 first. Everything else should go through the resident portal as a standard maintenance request.
