Who We Are

Property management, done the way owners actually want it

Most property owners want the same things: to know what is happening at their property, to trust that expenses are real and reasonable, and to have someone accountable when a decision is needed. JDW Management is built around delivering exactly that.

Our portfolio is roughly 60% commercial — retail and office assets that demand disciplined operations, CAM administration, and precise financial reporting. We bring that same commercial discipline to the single-family homes, condominiums, and small multifamily properties we manage.

We use modern property management systems to keep leasing, maintenance, accounting, and communication organized. But technology is the tool, not the manager: every property we take on has a person who knows it, visits it, and answers the phone when the owner calls.

Every property begins with a condition and operations review

Before we take over management, we review how the property is actually operating today. That review shapes the proposal and the first ninety days of work — the property's condition never raises your rate.

Standard Takeover

The property is in reasonable operating condition with usable documentation. Management begins at your contracted rate and moves straight into normal operations.

Stabilization Takeover

The property needs meaningful initial work — records reconstruction, tenant follow-up, or deferred-maintenance triage. Same rate as any comparable property: we prioritize the stabilization work in the first ninety days because a well-run property benefits both of us.

Rehabilitation Planning

The property needs a larger, separately scoped rehabilitation plan. We coordinate it as part of management — scope, budget, and vendor costs are proposed and approved by you before work begins, with no project-oversight fee.

The management rate — a flat 7% of collected rent with a $100 monthly minimum — is set by the management agreement, not by the property’s condition at takeover. Third-party costs — repairs, materials, legal fees — are property operating expenses, approved by the owner and passed through at cost. Rehabilitation plans are scoped and approved before work begins.
