Eviction coordination is included as part of management.
Owners remain responsible for outside legal fees, court costs, filing fees, process-server fees, locksmith charges, and other third-party expenses unless otherwise stated in the management agreement. We coordinate the process, keep documentation organized, and keep owners informed at each step.

What residential property types do you manage?
We manage single-family homes, condominiums, and small multifamily properties across Orange, Los Angeles, San Bernardino, and Riverside Counties.
Do you manage Los Angeles RSO properties?
JDW Management does not currently accept Los Angeles properties subject to RSO (Rent Stabilization Ordinance) requirements.
What is the tenant-placement fee?
Residential tenant placement is 30% of the first month's rent. It covers the leasing process from preparation and photography through screening and move-in.
What does the annual inspection cover?
The annual inspection ($100 per unit) checks tenant lease compliance and the condition of the property — walls, restrooms, signs of deterioration, and HVAC/AC — along with long-term assets such as the roof and major building systems, so maintenance needs are identified before they become expensive problems.
Do owners pick the tenant?
No — JDW Management is responsible for tenant selection. Every applicant is evaluated against the same written rental criteria, and keeping owners out of the approval decision protects you from fair housing claims while keeping the process fast and objective. You stay informed with weekly vacancy updates throughout leasing.
