Residential & Commercial Leasing

A structured leasing process built around preparation, pricing, and communication

Whether it's a rental home, a retail suite, or an office space, our leasing process follows the same disciplined steps — assess, prepare, price, market, screen, and report.

The Process

Six steps from vacant to leased

  1. 1

    Property or space assessment

Before anything goes to market, we review the property or suite and align on goals with the owner.

    • Condition
    • Required repairs
    • Cleaning
    • Documentation
    • Photography readiness
    • Market positioning
    • Pricing
    • Owner goals
  2. 2

    Preparation

We coordinate or recommend the work that makes the listing compete well from day one.

    • Repairs
    • Turnover work
    • Cleaning
    • Presentation improvements
    • Signage
    • Photography preparation
    • Listing materials
  3. 3

    Pricing

Rental pricing is recommended using comparable listings, current competition, property condition, location, market demand, historical leasing activity, internal inquiry data, and external quantitative data. Pricing is reviewed weekly while the property remains vacant.

  4. 4

    Marketing

Listings are professionally photographed and syndicated to major listing platforms through AppFolio, with consistent listing information, organized inquiry handling, and coordinated showings.

    • Professional photography
    • Major listing-platform syndication through AppFolio
    • Consistent listing information
    • Inquiry handling
    • Showing coordination
  5. 5

    Screening and approval

Every applicant is evaluated against the same written rental criteria. JDW Management makes the selection decision — owners are not involved in tenant approval, which keeps every decision objective and protects owners from fair housing liability.

    • Applicant screening
    • Qualification review
    • Written criteria applied uniformly
    • Selection handled by JDW Management
    • Fair housing compliance
  6. 6

    Reporting

While the property is on the market, owners receive weekly updates so pricing and preparation decisions are never made blind.

    • Listing views
    • Inquiry volume
    • Showings
    • Applications
    • Applicant status
    • Market competition
    • Pricing recommendations
    • Property-preparation status
    • Outstanding owner decisions
    • Recommended next steps

Listing Timeline

How quickly can a listing go live?

The listing timeline depends on the condition, preparation requirements, documentation, photography readiness, pricing analysis, and owner approvals for the property or space.

Once the property is ready for market, listings generally go live within one to two weeks.

Launch timing varies by property and is not guaranteed. We report preparation status weekly so owners always know where things stand.
